Every mold problem is a water problem wearing a costume. Mold needs moisture, an organic food source and time, and in a Macon house the food source and the time are already there — the wood, the paper facing on drywall, the dust. The only variable you actually control is the water.
Which is why the most useful question to ask a contractor is not “how much to remove it” but “where is the water coming from.” If nobody can answer that, do not buy the removal yet.
Macon averages roughly 46 inches of rain a year with no dry season, and summer thunderstorms deliver a lot of it at once. The most common failure is embarrassingly simple: a downspout discharging within a foot of the foundation, soaking the soil against the wall and pushing moisture into the crawl space. Extending it six or eight feet away is one of the cheapest mold interventions available.
Right behind it: gutters full of leaf litter overflowing at the fascia, negative grading where the yard slopes back toward the house, and mulch or flower beds built up above the siding line.
An HVAC system's job includes removing moisture from indoor air, and it has to put that water somewhere. A condensate line that clogs with biological slime, a rusted-through drain pan, or a secondary pan with no float switch will put that water into the ceiling or the closet floor instead. Fast leaks announce themselves. The dangerous ones are slow: a toilet flange seal weeping under the floor, an ice-maker line behind the refrigerator, a shower pan that has failed at the corner, a supply valve sweating in a vanity cabinet nobody opens. These run for months and the first symptom is a smell or a soft floor.
Roof leaks in Middle Georgia rarely present as a dramatic drip. Water gets in at a valley, a penetration, a chimney flashing or the point where a later addition or a porch roof ties into the original structure, then travels along framing and shows up somewhere unrelated. In older Macon houses, that tie-in point is worth a hard look.
Sometimes there is no leak at all. If indoor relative humidity sits high enough for long enough, condensation will form on the coolest surfaces available and growth follows without a single drop coming from outside. Keeping indoor humidity below roughly 60% year-round is the widely recommended target, and in a Macon summer that can require dehumidification rather than air conditioning alone — particularly in houses where an oversized AC unit cools the air quickly without running long enough to dry it.
An oversized air conditioner is a genuine mold risk in this climate. It satisfies the thermostat in short bursts, which means it never runs long enough to pull much moisture out of the air. The house feels cold and clammy. If that describes yours, ask an HVAC contractor about run times and staging before you spend money on mold work you may repeat.
Doing these out of order is the most expensive mistake in this whole field, because it means paying for step three twice.

Thermal imaging finds temperature differences that often indicate wet material inside walls and ceilings, and moisture meters confirm it. For plumbing, isolating fixtures and watching the meter narrows it down. For roofs, it sometimes takes a controlled water test on the suspect area. It is detective work, and it is worth paying somebody to do properly rather than opening walls speculatively.
If the problem is genuinely humidity rather than a leak, controlling humidity can be the whole answer — commonly a crawl space dehumidifier or a whole-house unit tied into the HVAC. If there is an actual water source, a dehumidifier just masks it while the material keeps getting wet.
Below about 60% relative humidity is the general recommendation, with many people targeting the 45–55% range for comfort. An inexpensive hygrometer will tell you where you actually are, which is usually more surprising than people expect during a humid Georgia summer.
Almost always the water source was never identified or never actually repaired. Occasionally the removal did not extend far enough past the visible edge. Go back to the original contractor with your written scope and the before-and-after readings, and if the scope never named a source, that is your answer.
