What a good Georgia mold scope should spell out

Because there is no state mold license in Georgia, the written scope is your main protection. A contractor who is doing this properly will hand you something you can read and hold them to, not a one-line invoice that says mold remediation, $4,200.

  • Where the water came from. If the scope does not name the moisture source, the job is not finished even when the drywall goes back.
  • Moisture readings, before and after. Numbers off a meter on the affected framing and on unaffected framing nearby, so there is a baseline to compare against.
  • Containment and air handling. How the work area will be sealed off from the rest of the house and what happens to the air being pulled out of it.
  • What gets removed versus cleaned. Porous material that stays wet usually comes out; framing and hard surfaces are usually cleaned. The scope should say which is which.
  • How the job gets closed out. Whether a post-remediation check is included, and whether the person doing that check is independent of the person doing the work.
  • What is not included. Rebuild, painting, HVAC repair and roof work are often separate line items or separate trades entirely.

If a bid does not cover those six things, ask for them in writing before you sign. A contractor who is annoyed by that request has told you something useful.
