Remediation is a process with an order to it, and most of the bad outcomes we hear about come from skipping a step rather than from doing any one step badly. The sequence a competent contractor follows in a Macon home looks roughly like this.
Nothing else matters until this is done. The gutter that dumps against the foundation, the condensate line packed with algae, the toilet supply that has been weeping behind the vanity, the torn vapor barrier over bare Georgia clay. If the water source is still active, the job is a cleaning, not a remediation, and the growth will be back.
Cutting into moldy drywall without containment is how a bathroom problem becomes a whole-house problem. Containment normally means sheeting the openings, sealing off the room, shutting down or isolating the HVAC so ducts do not carry spores through the building, and running a negative air machine with HEPA filtration so air flows into the work area rather than out of it.
In an older Macon house with balloon framing or open cavities, containment takes more thought than it does in newer construction, because there can be paths between floors that nobody sees.
The general rule is that porous material that has been wet and colonised comes out, and non-porous or semi-porous material can often be cleaned. Drywall, insulation, carpet padding, ceiling tile and particle board typically get removed and bagged. Framing lumber, joists, subfloor decking, masonry and metal are usually cleaned in place.
This is where Macon's climate makes life difficult. Drying means dehumidifiers and air movers running until moisture content in the framing comes back to a normal reading for the region, and in July and August that takes longer here than it would in a dry climate. It is also the step people are most tempted to shorten because the space looks fine.
Ask for the readings. Not “it's dry now” but a number on a meter, compared against an unaffected reference point in the same building.
A finished remediation should leave you with a written record: what was removed, what was cleaned, what the moisture readings were at the start and at the end, and what was done about the source. If the job was large enough or the stakes high enough, post-remediation verification by an independent party is worth arranging before the walls go back.
Be careful about “we'll just spray it.” Fogging, sealants and antimicrobial coatings have a legitimate place as a finishing step on cleaned surfaces. As a substitute for removing wet, colonised material and fixing the leak, they are makeup on a problem. If a bid is unusually cheap and consists mainly of spraying, that is usually why.
Remediation gets you to a clean, dry, empty cavity. Putting drywall, trim, paint and flooring back is reconstruction, and it may be a separate line item, a separate contract or a separate company. In Georgia, construction work over $2,500 generally calls for a residential or general contractor license from the state licensing board, so it is worth asking who is doing the rebuild and under what license — even though, as everywhere in this state, the mold work itself needs no license at all.

For a small patch of surface growth on a hard, non-porous surface — tile, glass, sealed countertop — cleaning it yourself is reasonable. Beyond that, bleach is a poor choice. On porous material like drywall or bare wood, it largely wets the surface without reaching what is growing into the material, and adding water to a damp problem is not helpful. Detergent and physical removal do more.
The bigger issue is that DIY cleaning without containment can spread spores into the rest of the house, and it does nothing about the moisture source.
Ask to see the cavity before it is closed. Take your own photos at that stage. Ask for the before-and-after moisture readings in writing. On a job of any size, arrange independent verification before reconstruction begins — once the drywall is up, checking becomes destructive.
Usually it drops sharply once the affected material is out, then fades over days as the space dries and air exchanges. A smell that persists for weeks after a completed job suggests something was missed — commonly a second area of growth, ductwork that was never cleaned, or material inside a wall or floor cavity that was left in place.
Anything in the work area needs to be out or sealed. Porous contents that were themselves wet — upholstered furniture, mattresses, cardboard storage, papers — may need to be discarded or professionally cleaned. Discuss contents explicitly before work starts, because it is a frequent source of disagreement afterwards.
