What's involvedBefore anyone quotes to remove anything, somebody needs to find the water. An inspection that does not produce moisture readings has not told you much.
An inspection is a diagnostic visit, not a sales call, and the difference shows up in what the inspector carries. A moisture meter to read the water content of framing and drywall. A hygrometer for relative humidity. Very often a thermal camera, which does not see mold but does see the temperature differences that reveal where water is sitting inside a wall. A flashlight and a willingness to get into the crawl space.
In Macon that crawl space visit is not optional. A large share of the housing here sits on a perimeter foundation over vented crawl space, and an inspector who stays in the living room has skipped the place the problem usually is.
Testing means taking air samples or surface samples and sending them to a laboratory. It produces a report with spore counts and species. It is genuinely useful in some situations and close to a waste of money in others, and an honest inspector will tell you which one you are in.
If you can see mold and you already know why it is there — the roof leaked, the supply line let go, the crawl space barrier is shredded — testing usually just confirms the obvious. Spend the money on the repair instead.
Testing earns its keep when there is a persistent smell but nothing visible and you need to narrow down where it is coming from; when occupants are unwell and a physician has asked for documentation; when you are in a dispute with a seller, buyer, insurer or tenant and need a defensible record; and after remediation, to check the work.
Because Georgia issues no mold license, there is nothing stopping the same company from testing your house, telling you it is contaminated, and quoting to fix it. That is not automatically dishonest, but it is a conflict of interest. Where the stakes are high, consider having testing done by a party with no financial interest in the remediation.
A laboratory report will list spore types and counts for each sample, usually with an outdoor control sample for comparison. The control matters: outdoor air in Middle Georgia carries plenty of mold spores naturally, particularly in spring and after rain, so an indoor count is only meaningful against what is outside on the same day.
What raises eyebrows is an indoor sample that is substantially higher than the outdoor control, or that contains species associated with chronically wet building materials in quantities the outdoor air does not explain. Ask the inspector to walk you through the comparison in plain language. If they cannot, that tells you something too.
A good share of the inspection calls we route in Macon come from people mid-transaction. A general home inspector has written something about “possible microbial growth” in the crawl space, and now there is a repair negotiation on a clock. If that is you, say so on the first call. It changes the urgency and it changes what you need at the end: a written, dated document that a counterparty will accept, not just a verbal opinion and a bid.

It varies by property size, how many areas are involved, and whether laboratory samples are taken. A visual inspection with moisture readings sits at one end; a multi-sample air quality investigation with lab work sits well above it. Ask for the fee structure before booking, specifically whether lab fees are included or billed separately, and whether the inspection fee is credited against remediation if you go ahead.
You can, but the settle-plate kits sold in stores tell you very little. They will grow something in almost any building, because mold spores are present in normal indoor and outdoor air everywhere. Without a same-day outdoor control sample and a laboratory analysis, a petri dish that grows fuzz is not evidence of a problem.
Yes, in both directions. Growth in a closed cavity or a sealed crawl space may not reach your nose, especially if the house is well sealed from the space in question. Equally, a strong musty smell can come from damp material that has not yet grown anything visible. Smell is a useful clue and a poor measurement.
Usually it helps a great deal, because you know the history: when the roof was last worked on, which room floods, what the previous owner mentioned. At minimum the inspector needs access to the crawl space hatch, the attic access, the HVAC closet and the water heater.
